Traditionally, listing your home for sale was limited to a short paragraph that companies used to gather information for their clients. Today, since information is so easily accessible, buyers are starting the research themselves, forcing sellers to really step up their online listing.
If you are looking for ways to improve your home’s online listing, here are 12 suggestions to get you started.
- Photographs – pictures are going to make the difference in the number of interested buyers you attract. It’s not uncommon to post anywhere from 15-20 photos. This is one situation where more is better, so if you have them, post them!
- Get THE Shot – Just as we have a “good side” when taking pictures, so does your home! Try getting all different angles, and pick the ones that really shows off your home. Usually, an angled curb shot is most successful when going for the money shot.
- Highlight the Kitchen – kitchens are one of the most important features of a home. Make sure you highlight any special features and new appliances. This is a chance to brag about your walk-in pantry and open floor plan!
- Bathrooms – second only to the kitchen, bathrooms are another important room in making a sale. Buyers are looking for details, so don’t be afraid to give it to them. Again, note any special features, such as his and her sinks or a walk-in shower.
- Remodels – if you’ve recently upgraded any parts of your home, now is the time to share. Include updates such as new roof, finished basements, and new electrical systems.
- Keeping it Original – as much as buyers love renovations, they also love the original parts of the home, such as built-in bookshelves and arched doorways.
- Go Green – don’t forget to include if you have any eco-friendly features, like solar panels, tankless water heaters, or self-programming thermostats. With high utility bills, buyers are looking for ways to lower their costs.
- Don’t Forget the Neighbors – mention how friendly your neighbors are, and any social events held on your block.
- Sell the Neighborhood – when buying a home, you are also buying a neighborhood. Be sure to highlight local attractions, such as local parks, shopping centers, and medical centers.
- School System – brag about the educational system in your neighborhood. Many buyers are looking for good school districts, and will buy a home with a strong educational system.
- Know the Trends – trends are always changing, so it’s good to keep up with the changes. Current trends include outdoor spaces and marble baths. Be sure to mention these if you have them!
- Outdoor Spaces – since these are currently trending, it’s important to include any outdoor living options in your ad. Add strong imagery to your listing, allowing potential buyers to see themselves sitting around the outdoor stone fire pit.
